Security Settlement Services, Inc. was founded in 1990 and has consistently provided quality real estate closing and title insurance products to lenders, borrowers, purchasers and sellers throughout the Commonwealth of Pennsylvania.

Through an experienced, knowledgeable and customer service-oriented staff, Security Settlement Services, Inc. has successfully handled thousands of residential and commercial real estate closings whether cash transactions or financing transactions including, but not limited to, conventional, FHA, VA, and bond program loans closings.

As a full-service title insurance provider and settlement company, Security Settlement Services, Inc. handles all aspects of the closing process from contract signing to closing. Typical services include securing the initial title search and title commitment, interacting with deal participants (such as real estate agents, lenders, buyers and sellers), preparing and circulating closing disclosures, settlement statements, and related closing documents, scheduling and conducting the closing, and handling the recording and distribution of closing documents.  Security Settlement Services, Inc. is a licensed title agency operating within the family of companies owned by Fidelity National Financial, Inc., a fortune 500 company that issues more title insurance policies than any other title company in the United States.    


Matthew M. Nichols, Esq.

Matthew M. Nichols, Esq. is a licensed title agent and the owner and President of Security Settlement Services, Inc.  In this role, Matthew manages the operations of the company.  In addition to owning and operating Security Settlement Services, Inc., Matthew is a licensed attorney in Pennsylvania and New York and is the managing partner of The Nichols Law Group.  Matthew received his BLA from the Pennsylvania State University, State College campus in 1998, and his JD from the University of Pittsburgh School of Law in 2001.  He is a member of the New York State Bar Association, the Pennsylvania State Bar Association, and the American Bar Association.

Prior to owning and operating Security Settlement Services, Inc. and forming the Nichols Law Group, Attorney Nichols was a partner in a small law firm based in North Huntingdon, Pennsylvania.  Prior to returning to Pennsylvania, Mr. Nichols worked for a large full-service law firm based in New York City, Toronto, and Beijing.

Throughout his tenure as a title agent and attorney, Attorney Nichols has handled virtually all aspects of simple and complex commercial and residential real estate matters for large, intermediate and small development companies, builders, borrowers, lenders, buyers, sellers, investors, and investment companies including, but not limited to, title, acquisition, selling, developing, and financing transactions in both New York and Pennsylvania. He regularly speaks on topics of real estate law and has authored or co-authored publications on real estate, lending, oil and gas, and business matters in both New York and Pennsylvania.   Attorney Nichols is a licensed title agent in Pennsylvania.

Lori Lloyd

Lori A. Lloyd is a title insurance processor/closing coordinator in the real estate industry. She has been working in the title insurance industry for over 25 years and has extensive experience in all aspects of the closing process.

She is very detail oriented and strives to make the closing process for all parties as seamless as possible and works diligently to handle any issues that may arise during the closing transaction.

Lori is very family oriented, and loves anything outdoors, traveling, hiking, climbing, biking, kayaking and skiing, and of course her many sidekicks through the years, her beloved and very spoiled Alaskan Malamutes.

Sandy Balzer

Sandy Balzer is a closing coordinator and notary public at Security Settlement Services. She has been working in the title insurance industry for 25 years. Throughout her time in the industry, she has gained experience in a wide variety of real estate matters related to the title and insurance process. Prior to working in the title insurance industry, she spent approximately 10 years in the customer service industry. She ensures the customer is kept central to the process, applying the same high level of care to each file.

She is detail-oriented, strives for continuous improvement, and values teamwork. She places emphasis on providing support to fellow co-workers and customers to help ensure that tasks and any concerns that may arise are navigated swiftly and successfully.
